On 20 January 2026 we held the first consultation meeting about the future of the Manchester Road estate in Island Gardens. 

As a not-for-profit housing association with a charitable purpose, we’re committed to investing in the homes and neighbourhoods we manage. We do this by working in partnership with residents. 

Important work needs to be done to make sure your homes meet modern standards and are fit for the future. We’re committed to consulting with you to find the right solution for the Manchester Road estate. 

We’re at a very early stage of exploring options and no decision about the future of Manchester Road will be made without resident consultation. We promise to keep you informed and factor your feedback into our decision-making. 

As you are aware we had tendered for improvement works in 2025. These were considered as unaffordable and would not have improved the buildings to acceptable standards, so we’ve been considering what could be suitable options. Before we move forward with anything, we want to get your views on what you would want to see. This is why we are consulting with you now.

Options being considered

A.  Remedial works

B.  Refurbishment works, and

C.  Redevelopment works.

We’ve explained what each of these mean below.

A.   Remedial works
We looked at the cost to carry out the fire remedial and window replacement/repair works only. This cost was very high ranging from between £120,000 to £140,000 per property which may be unaffordable to leaseholders. Completing this work would not significantly improve the energy efficiency of the homes, or deal with other concerns with the buildings such as the windows, old pipework, roof or external and internal decorations.

B.   Refurbishment works
We also looked at major refurbishment works to bring the buildings up to modern-day standards. Again, this would be unaffordable for leaseholders at around £240,000 per property and still not properly achieve the standards for new homes in the 21st Century.

C.   Redevelopment works
The final option is redevelopment, meaning demolition and new build. Replacing existing homes with energy efficient new ones could be the best way to make sure they meet modern standards. It would also allow us to develop good community facilities and potentially provide many more affordable homes for those in need.
