Awaab’s Law came into effect in October 2025 as part of the Social Housing (Regulation) Act 2023.  It legally requires social landlords to investigate and fix reported damp and mould hazards within strict time limits.

Report a repair online

• We’ll respond to and inspect emergencies within 24 hours.
• We’ll inspect other reports of damp and mould within 10 working days.
• If repairs are needed to make your home safe, we’ll send you a report and start work within 5 working days of inspection.
