Frequently asked questions about the Eric Street Development
Why did residents have to move out of their homes?
There were leaks into a number of flats at Coniston House, which we thoroughly investigated . Some leaks were caused by the roof while others were due to existing pipework. We have now resolved all of the leaks and as an extra precaution, we are replacing all the existing cold water mains within the three blocks.
When do you expect that residents will be able to move back into their homes?
Residents' safety and comfort are our priorities so we will fully complete the repairs before residents move back home. We remain in regular contact with them to discuss the programme of works and answer their questions.
When do you expect to complete the building works?
We are now fully on site and moving towards the conclusion of building works at Eric Street Development Ltd. We've shared t he programme of works with residents and the t imescales for each block are as follows: Windemere (October 2025) Buttermere (December 2025) and Coniston (summer 2026).
Residents are taking legal action. Will you be offering compensation?
Where the leaks have caused damage, we have offered temporary housing which we are funding. Compensation claims will be fully considered and addressed on an individual basis.
What’s happening with private tenants?
We understand that this situation has also impacted private tenants of leaseholders. Our priority remains the safety and wellbeing of everyone in the community. We have asked leaseholders to support us in ensuring everyone is kept safe and informed and to address any tenancy-related issues with their private tenants.
Who's involved in the Development Company?
The Development Company already exists within East End Homes (EEH) with fully qualified members of staff. Eric Street Development Ltd's team comprises he alth and safety experts, architects and engineers to ensure this project is delivered to a high standard with no further delay. As part of the future management of the project EEH will have a team to ensure that the project is delivered to the quality that future and current residents deserve and need. The biggest change between the project bring run in the past and now is that EEH will ensure that all suppliers are paid promptly and appropriately to ensure we achieve the quality we all expect .
How confident are you in your ability to complete the building works and resolve all the issues?
We have the in-house capability and skill set to proceed and resolve all the issues although this will take time. We are aware of all the issues that need to be tackled as part of the new build works and have put a programme together to ensure that all work is planned and coordinated.
How will residents continue to be updated about the project?
We do this in a number of ways : drop-in surgeries, letters or newsletters, resident meetings, text messages. Or residents can s ubmit an enquiry via our Contact us page or email ericestateproject@eastendhomes.net. We will also publish relevant non-confidential matters approved by our Board on our website.
How can residents have a say in the future of the Eric Street Development?
We're committed to ongoing resident engagement and involvement in the future of the Eric Street Development. We’ve helped residents to form an Estate Management Board and we’ve also been working with Tower Hamlets Council, local ward councillors and community partners.
