Brune, Bernard and Carter Houses
We promised residents that we would install lifts in Brune, Barnard and Carter Houses.
Brune and Barnard House – Lift Project
Delivering on the final part of our promise, we have now commissioned architects, surveyors and engineers to design, procure and deliver new lifts for Brune House and Bernard House. The works will involve the construction of external lift shafts, alongside the redesign and relocation of refuse and bin stores.
Our architects are in the early stages of design and engagement with Tower Hamlets Council's planning department. Residents will be consulted during the design process and we're aiming to submit an application for full planning consent in Summer 2026.
Building works will be undertaken in phases to ensure safety as well as manage and minimise the disruption to residents.

Carter House – Lift Project
The works required to deliver on this promise comprised the construction of two external lift shafts alongside the installation of two bespoke lifts. Working with our architects we liaised closely with Tower Hamlets council's planning department to ensure that the design of the new lift shaft matched the architectural character of both the estate and wider conservation area.
Delivering on the first part of our promise, building works commenced on site in early 2025 and are due to complete early Spring 2026.

Grafton and Berkely – Replacement of Electrical Risers, Laterals, Heating and Hot Water Systems
The existing electrical distribution infrastructure, alongside the current heating and hot water system(s), need to be replaced due to their age and current condition. With parts are no longer being available for the night storage heaters serving dwellings. Therefore, a feasibility and options appraisal was commissioned from consultant Building Services engineers examining the options to replace the heating alongside the required electrical works. And they have recommended that the current heating is replaced with electrical panel heaters.

25-31 Southern Grove – Window Replacement
Replacement of the existing uPVC windows and doors at the front of the ground floor homes of Loweswater House with new aluminium windows and a durable, secure exterior door. An application for planning consent, alongside an application to the Building Safety Regulator, are being prepared. Residents will be consulted on the scheme before the applications are submitted.

Julian Place – Window Replacement and Roofline Works
Replacement of the existing aluminium windows with new aluminium windows and extensive improvement works along the line of the roof comprising replacement of eaves fascia, soffits and gutters.

Smithfield, Burlington and Venerable House – Fire Safety Works
We're working in partnership with the original developers of these three blocks to remove cladding from each block. We're waiting for approval of Gateway 2 Building Regulation Approval applications for the works from the Building Safety Regulator for Smithfield and Burlington House. A similar application for the works on Venerable House is due to be submitted shortly.
Whilst work to remove the flammable cladding is implemented, waking watches were implemented within all three blocks to manage fire safety risks. In the case of Smithfield and Burlington House, these waking watches have ceased as the new fire alarm has been installed and the fire strategy for both blocks has changed from “stay put” to “simultaneous evacuation.”
A waking watch remains in place on Venerable House whilst we complete the work to install a fire alarm and change the fire strategy of the block. Work is due to finish soon and residents will be notified.

Castleton and Farnworth - Fire Safety Works
This project inolves a series of fire safety improvement works to the blocks. Works are currently on site to install a new Fire Alarm System and upgrade emergency lighting.
Through these works we will manage fire safety risks whilst decisions are being made about the long term future of the blocks. On completion the fire strategy for each block will change from “stay put” to “simultaneous evacuation.”

Salford and Urmston House - Fire Safety Works
The project comprises fire safety improvement works to the blocks. Alphatrack has been appointed for the installation of a Fire Alarm System to these blocks.
These works are intended to manage the fire safety risks whilst decisions are made and implemented concerning the long-term future of the blocks. And will on completion of the work to install the fire alarm change each blocks fire strategy from “stay put” to “simultaneous evacuation”.
