Heating issues affecting the Glamis estate
For those residents on Glamis East -101-615 Roslin House, 1-20 Elf Row and 450-504 & 448/450A Cable Street affected by heating issues. We are very sorry for the distress and inconvenience being experienced, and want to update you on the current position.
Residents experienced heating issues in December, resulting from the faults with the main heating boilers at Roslin House. A decision was taken by East End Homes to install temporary boilers before Christmas 2025. The intention was to supplement the existing boiler and act as a fall-back should further problems be experienced, in order to maintain a heating supply over the Christmas and winter period. Unfortunately, the original boiler did develop a fault, and heating is currently only from the temporary boilers.
The system as originally designed has very little temperature control and has been operating at higher water flow-rate temperatures which residents would have noticed in the hot temperature of their radiators. The current position, with the temporary boilers, has resulted in a reduced temperature across the estate within the system. The temporary boiler plant is fully working and operational and running at 80C degrees, and providing a flow temperature onto the estate of 69.4C, returning at 57.2C degrees. We would normally expect flow and return temperatures of 70C & 60C.
As the previous boilers were running uncontrolled, we had 80C water going straight out onto the estate, meaning that residents' radiators were much hotter to the touch. The reduction in flow temperatures through the use of temporary boilers has been made worse because there is greater heat loss as a result of the extremely cold weather that we have experienced over the past few days. This means that residents are even more aware of the reduction in heating temperature within their homes.
Action currently being taken
It is our intention to carry out the installation of an additional (third) temporary boiler to increase heating capacity (from 600kw to 900kw) in the short term, also to repair the original boiler that failed over Christmas. Following that, we will be looking to replace one of the original boilers in order to provide a more stable heating system. This will be in operation until the communal system is replaced.
We are currently in discussions with our major contractors regarding the availability of both new and temporary boilers and time scales relating to the procurement and installation for these works. We will keep you updated and make every effort to ensure that the temporary boiler installation will be swift.
In the meantime, our Housing Team has been contacting residents with additional support needs who require heaters to be placed in their homes as a temporary measure.
