179-225 Manchester Road roofline works

Inspection

Following reports of potential issues with the roofline and ineffective guttering at Manchester Road, we carried out a thorough inspection, which revealed that the existing deep-flow guttering had become distorted and ineffective due to its age and the deteriorating condition of the supporting timber fascia boards.

As the timber fascias deteriorated, the guttering began to sag and warp, preventing rainwater from draining properly. This resulted in persistent leaks and overflowing gutters during periods of heavy rainfall.

The defects were causing water to discharge onto areas below, adversely affecting residents, visitors and the commercial premises located at ground floor level. Continued water ingress also posed a risk of further deterioration to the building fabric.

What have we done?

To resolve these longstanding issues, a full roofline replacement scheme was undertaken to provide an effective long-term solution and improve the overall appearance of the block. The works included:

  • the removal of the existing defective roofline components

  • any associated repairs required to the supporting structure.

 Consequently:

  1. A new aluminium box-profile gutter system was installed throughout the affected elevations. The aluminium guttering provides significantly greater durability and rigidity than the previous system, reducing the risk of future distortion whilst offering enhanced rainwater carrying capacity and improved lifespan.

  1. New aluminium box gutters were fixed using a robust bracket system to ensure correct alignment and efficient drainage of rainwater away from the building.

  1. Associated roofline repairs were undertaken where required , including localised roof covering and weatherproofing works, to ensure the new guttering system integrated effectively with the existing roof structure.

The completed works have eliminated the defects associated with the previous warped guttering and failing timber fascia boards, preventing further water overflow and reducing the risk of water ingress to the residential and commercial properties below.

The new aluminium roofline system provides a durable, low-maintenance solution which will improve rainwater management, protect the building fabric, enhance safety for building users and visitors, and extend the service life of the property.

The works were fully completed in December 2025
