EastendHomes' Regeneration Programme

Cranes on estate EastendHomes is nearing the completion of our estate regeneration programme and since 2005 has been carrying out a major programme of improvement works to ensure that homes meet the Decent Homes standard as well as completing new homes and completing major landscaping projects.

To date, EastendHomes has invested over £135m in the improvement and regeneration of our estates and in building new affordable homes for  local residents. We aim to complete all our estate regeneration programmes by 2018. The overall intended investment programme will be around £170m, which is funded from a combination of Government gap funding, Social Housing grant, our loan facility with Barclays and the remainder from income generated through EastendHomes business plan.

As our regeneration programme draws to a conclusion, we will be taking steps to ensure that work is undertaken as part of our planned maintenance programme to repair or replace building components which have reached the end of their useful life.

A new five year planned maintenance programme has been agreed by the EastendHomes Board to invest £22million into further improvements and refurbishment to estates. This includes £3million into new central heating systems; £2.4million on electrical upgrades; £750,000 on new kitchens; and £400,000 on new sanitary ware. For more information on planned works see the Major Works Timetable, which is regularly updated.

As part of the estate regeneration programme, EastendHomes is re-providing local community centres on an estate by estate basis. Wherever possible, existing community centres and activity groups will be amalgamated into the new community facility and £5.5 million is being spent to provide new build community centres.

EastendHomes is engaging with key partners and existing organisations in Tower Hamlets to develop management opportunities to ensure these centres are sustainable and that they will meet the needs and aspirations of the local community.
